Letting Process for Tenants

Here is a brief description of our letting process:

  • Contact us: Tell us what you are looking for, and we will search the market for the most suitable match from a wide selection of properties in Kensington and Chelsea.
  • Choose a property: We will provide you with the details of suitable properties on offer, such as the floor plan & photos and will help you find the right property in your preferred location.
  • Offer: Once you have made an offer and it has been accepted by the landlord, we will ask you to provide us with one week deposit so we can secure the property for you.
  • References: All referencing will be carried out via an external and independent reference company.
  • Contract: We will draft the contract to be signed by you and the landlord once the references are deemed to be satisfactory. Our Contract fee is £195 + Vat.
  • Move In Balance: You will pay the remaining of your move-in balance (equivalent of 6 weeks rent for your deposit) plus at least one month in advance, and the cost of your references or guarantors (approx £49+ vat per application) and Administration & Contract fee of £195 + Vat prior to your move in date.
  • Inventory: The Check in Inspection (payable by the landlord) will be arranged via an independent Inventory Company on your move in date. The check out inspection (payable by the tenants) will be arranged upon move out date.
  • Six Weeks Deposit: Your deposit will be registered and submitted with the Tenancy Deposit Schemes by us or the landlord and you will receive a certificate. Edward James Estates Ltd. is a member of Deposit Protection Services.
