The Property Ombudsman (TPO) redress Scheme

We are members of the TPO scheme and liable by its Code of Practice. You agree that we may disclose information relating to the sale of the property to the Ombudsman, if you make a complaint to the TPO. You also agree that we may disclose your contact details to TPO Ltd (who are responsible for running TPO scheme), to assist them in their monitoring of our compliance with the Code of Practice. Client Money Protection is accredited by Client Money Protect (CMP).

Tenancy Agreement Charge

We charge £354 Inclusive of VAT (£295 + VAT) for preparation of a Tenancy Agreement.

Tenancy Agreement Charge (Renewals / Amendments)

We charge £234 Inclusive of VAT (£195 + VAT) for the preparation of an Extension Agreement or any Addendum / Amendments.

Inventory Check In Fees

We instruct an Independent Inventory Company to carry out the Check –in and the Check –out inspections. The landlord is responsible for the cost of both check- In and Check out inventories as per Tenant Fee Act 2019. The exact cost of the inventories is based on the size of property. The inventory Company / we will provide you with the exact price prior to instructing the clerks and signing of the Tenancy Agreements.

Introduction of Tenant (Let Only) Including Rent Collection:

Where no management is to be undertaken, our fee is 12% Inclusive of Vat (10% + Vat) of the total rent reserved during the tenancy where the tenancy is less than one year but more than six months. This fee is due for all lettings where the tenant is introduced by us, whether the offer is finalised by us or not.

For tenancies less than six months or known as short lets, our fee is 18% Inclusive of Vat (15% + Vat) of the total rent reserved during the tenancy.

Management & Rent Collection (Property Management):

The fee of 6% Inclusive of Vat (5% + Vat) of the total rent reserved during the tenancy (including any subsequent renewals or extensions) is payable by the Landlord for our management service and this is payable additional to our letting commission. This fee is charged on a quarterly basis. Either party can terminate the management agreement by giving the other party three month notice. The minimum period of management is three months.

Renewals and Extensions:

Where the tenancy (including any subsequent renewals or extensions, whether or not negotiated by us) is more than a year, our fee is 12% Inclusive of Vat (10% + Vat) of the total rental duration, plus management fee (if any) In the event that the landlord and tenant agree to a renewal or extension of the tenancy, a charge of £234 Inclusive of Vat (£195 + Vat) will be made by us for the preparation of the documents. Renewal fee will be payable in respect of renewals, extensions and holdovers where the original tenant stays in occupation. Where there is more than one tenant involved, renewal fee will be payable in full where any or all of them remain in occupation.

Duplicate Documents or Statement of Account (Hard Copies only)

In the event of Edward James Estates Ltd. having to send duplicate documents or statements we will be happy to do this free of charge by e-mail. Should the Landlord require hard copies in post, a charge of £10 per document or statement will be made.

Legal Proceedings:

Edward James Estates Ltd. is not responsible for any legal steps for the recovery of rent or repossession of the property. Appearances before any Court or Tribunal will be by special arrangement and the fee for any such attendance will be £540 Inclusive of Vat (£450 + Vat) per day or part thereof. Edward James Estates Ltd. will not accept service of legal proceedings on the landlord’s behalf.
